LGI homes didn't want to show me a home because I told them I was approved with another lender. They were very rude and I believe they pick and choose whom they want to see their homes.

They also would not show me a home. How can you buy a home without touring the models??? I also have a friend who bought a home from them. She is very unhappy with the financing (which she goet through one of their lenders) and said she will never recommend to anyone to buyi a home from LGI.

I think they are prejudiced and bigots!!!!! The Attorney General of Texas needs to be notified of this Fraud!!

There is always suspicion when a company sells, builds and finances anything; no checks and balances. No renovations or new builds should be done without inspections; LGI is not interested in rural development, but to avoid inspections.

Any other lender would not advance funds for next building step without their own inspection. Buyer be aware, if it sounds too good to be true it probably isn’t.

My friend bought one of these properties for over 200k last month and electrical issues are being noticed. USDA is excellent program that all that’s needed is to find a lender administering the government funds, find an approved area and a reputable builder.

Lgi Homes - Animal Care Review from Bellevue, Washington

LGI homes don't keep to their word! Waste of time, effort and money! All the documents they requested for we produced on time that we were told we would move in by march 20 2014. Only for a week till then the bank is delaying, lgi homes staff is giving us some stories that we would close soon...we extended our lease because as of match 20, the bank are not prompt with mail and lgi homes are recycling their answer to us, saying one more day or two more days and yet we PROVIDED EVERY SINGLE REQUIREMENT! AS I'm typing this, our lease extension is over, we had to move to another rented apartment for a year and yet! They are saying they won't refund out $500! Am shocked and confused. If you want to get a house with them give yourself a year time frame, if not you would be stranded with no body communicating with you'

Sounds like an issue with you and the bank, not LGI. What you stated to mention in your rant was why the bank was delaying the approval of your loan.

2 sides to every story and it seems that you may have left out some key details in yours and decided to blame LGI.

Could it be a credit issue? LGI sell's homes, they don't finance them....If the bank delays closing (Happens all the time) or they don't fund the loan.....There is good reason for it.

When we were purchasing there was no pressure at all. We closed two weeks after we walked in the door.

The house was (and still is) great. We immediately had the lawn sodded and a water softener installed. The house is very efficient.

But the neighborhood is a different story. Even though there is an HOA, you can't tell.

They only drive through once a month. There's cars parked on both sides of the street, sometimes in front of our house. The loose dog problem has decreased, but right after we bought our house it was very bad. We had to stop walking our own dog for her protection.

She's a small dog so we'd pick her up, but it's scary seeing a Pit Bull or German Shepherd charging full speed at you with its owner screaming its name. You don't know if you're about to be mauled.

Most were (relatively) friendly, but one attacked our daughter. There's fairly constant Sheriff Patrol activity, assaults, burglaries, couple of drug dealers, vandalism, car thefts...and they're not even finished building houses.

House Repair Review

Lgi homes is the biggest liar on the planet. I did everything they told me to do to get a house and went back 3 times got my xredit acore and paid off exactly what they told me to fix. Then tell me something completely different once I did all that.

These people are preying in the weak for sure

I recieved a flyer from this company and decided to call and reserve a meeting to see a model home. The guy James was pleasant and reserved a meeting with us. Well when we get there the place is full there is 1 model home and never spoke to James , we spoke with an elder gent named Larry. He asks us what we want in a home and instead of giving us a tour of the model home that was built more like an office , he wanted our Social security information immediately. We were reluctant to give it to him because we didn't even know if we liked the houses yet. I particularly didn't like that it was in a 73% graduating ISD. ( not very good schools) . When I wanted to see other models he didn't have any. So we decided we didn't like the tactics they were using for us to buy our first new home. So we left and when were exiting the neighborhood we looked at the stop sign and someone had *** up the sign with a shotgun. Lol I seriously should have noticed that this company bought this land for 400k and selling 173 houses on it for 120k minimum. The school district is terrible , the crime is high and not a good place to raise a family.

Checking into buying

My husband and I are looking into buying a house from LGI homes and we want to knowif anyone is living in west meadows in Baytown, tx. So far our experience has been great we will be going over everything we will be also taking the contract before signing to our lawyers office. I have seen reviews about other homes from LGI but I haven't seen any from west meadows. We really want to start buying our own home and instead of renting. I just want to make sure we are making the right move for our family. I understand there are a lot of people and company's that claim that they can do a zero down. But I am wanting to know more.

I am a first time home buyer and renting an apartment in the area is quite pricey. I am in the process of having my home built in West Meadows.

My experience has been wonderful with no money down and they are paying closing costs as well. The sales person who showed me the houses is still amazing and answers any questions i have along the way.

You still have to pay for closing which cost me 8,000 dollars and it's been a nightmare living here . Air condion has broke 3 times .

Leaked oil all over my ceiling . They came out and told me it wasn't the a/c but I have a guy now here telling me what it really is . House is made cheap as *** . Garage door and 3 neighbors broke already haven't even been here a year .

Water leak in my bathroom now I won't even tell you what else .

I am a single mom and thought it was a amazing deal for me and my kids . 170,000 dollars later worst mistake of my life once the warranty is over I'm screwed :-(

An appraisal was done for your lender and it had to be at least the selling price.

I can't help but wonder if we are now being lied to and treated poorly by the same Morten Damm, except he is now with Gehan homes. We have spoken to hi supervisor and asked to switch sales representatives as we have got him in so much shady business with us we don't want to continue with the contract of the new build home.

They will not allow us to switch sales representatives and we are now considering walking away from our dream home because of the disrespect and poor attitude of Morten along with shady business tactics he uses. Sad that this is happening and to see we aren't the only ones it has happened to.

Lied to me about dead tree!

I was told the huge mesquite tree in front of the yard was alive,i told them that it was dead on several occasions but they kept telling me it was alive and that the city of san Antonio would not let them cut it down. I know own a new home with a big dead tree that's going to cost me around $2,000 to cut down and have it hauld off. Im sure I will be taxed for having that dead tree on my yard and that's going to add up to more money yearly for me . One of my neighbors has lived across the street from my home for over 7 years and he has told me that the tree has been dead ever since he has lived there so no telling how long the tree has been dead!

Sales team and managers are bullies, please read!

Everyone's complaints here are valid. If you notice the comments, well they are mean and quick to point the finger back at you. It's LGI employees responding. They make up fake names or are anonymous comments. I used to work for LGI and was disgusted with what I saw. They go on lavish trips and have a four hour weekly meeting on how to basically lie to customers. They don't make $100K a year by not selling homes so of course they will do anything for a sale. The sales team is praised while the construction team is overworked and overlooked. If for any reason you decide to back out, forget about them understanding, they will tell you straight to your face that YOU are taking money away from them and they hope you feel bad about it, it doesn't happen to everyone but I've seen this situation probably happen 5 out of 10 times and that's too much. My advice, if you have not so good credit maybe this is the place for you, however if you have good credit and income I urge you to look elsewhere. I've been in the home sale business for a while and this is the worst builder by far. Forget about integrity and ethics. Whoever is in charge of "The LGI Way" needs Jesus.

Here is something else to look at, not only for you but other homebuyers. Texas has a program called the MCC.

It is a great tax incentive. However, LGI will not allow you to use thier lender if you want to participate in the MCC program.

Google MCC TEXAS. If LGI refuses to sell you a home, using their lender, because you want to participate in the MCC....run as fast as you can.

Rude people!!!

We received a flyer in the mail and it seemed too good to be true. So my husband called the number to get the directions to the location of the homes so we could check it out. The first person he spoke to was a woman. And she passed him on to someone else. My husband asked him for the directions and he gave him the run around. All we wanted to know was how to get there. The guy told him that he couldn't really give him the directions because people already live there and how would it look like if people drove around the neighborhood all the time. Is it me, or how can anyone see if they like the neighborhood or the houses if they don't see it. If we just drove around and saw all the billboards and drove there by chance, wouldn't that be the same thing? Anyways, after like 10 minutes of him asking my husband all these questions, he reluctantly gave him the directions. Just having to do that just left a bad taste in our mouths even before trying to see the homes. We thought it was very rude. If you're trying to sell homes, wouldn't you be more helpful and professional? We didn't even bother to go look.

Does your state have the MCC program? Are you looking at LGI?

If you're entitled to , and qualify for, the MCC Program, you shouldn't be denied the right to use the MCC....period. Before you sign on the dotted line ask the LENDER, not the sales person, if they will do the paperwork.

If they refuse, walk away very briskly. If you have no clue what the MCC program is just google it up.
