Stole out money. There full of BS!!!!!

My husband and I went to the richmond location they just took our $500 earnest money and never called back. So when I decided to go they tell me the guy that helped me Michael moved to another location and that they could not give me my money back!!!! At least it was just $500 and not more Im glad We Did not buy a house there that would have been worse. They have a lot of bad reviews of people who actually by a home and have a looot of problems with it:/There full of BS DONT GO THERE THEY ARE A BUNCH OF LIARS!!!!!!!!! Karma's a *** it will all come back to all those Mother ***!!!!!

Yes the same thing happened to me in 2011. I was told by John in the San Antonio office that they couldn't start the buying process without the earnest money.

I mean this guy John Garza folloed me to the bank and waited outside while I bought the money order. He and others in his office promised repeatedly that the earnest money would be returned if my credit didn't pass. I did not meet the mortgage requirements and they flat out refused to return the earnest money. One would think that these hyenas make their living off innocent people's earnest monies.

How long are we going to allow these vicious pack of dogs that call themselves salepersons to victimize the public.

Does your state have the MCC program? Are you looking at LGI?

If you're entitled to , and qualify for, the MCC Program, you shouldn't be denied the right to use the MCC....period. Before you sign on the dotted line ask the LENDER, not the sales person, if they will do the paperwork.

If they refuse, walk away very briskly. If you have no clue what the MCC program is just google it up.

They did the same to me..after 6 months of not hearing from them I called to follow up!! They had no record of me!! Good thing I saved all my paperwork and receipts.

..they still have not done anything for me!!!that was over a year ago!! We should start a class action lawsuit!!!!

First of all

My wife and I moved into a 4 bedroom 2 and half bath house in Richmond Tx . We were told by the manager Brian that they werent building anymore houses like ours come to find out he lied to our face . The next thing is we told lgi our budget and what we could afford they came back and told us it would be $1,000 a month 2 months went by and the bank called us and said they messed up on the paperwork ur house payment will now be $1,900 . My wife and I talked about it filled out the proper paperwork for the bank and never back from them to keep the payment at $1,000 so we packed our stuff and moved . LGI HOMES IN RICHMOND ARE LIARS AND CON ARTIST DO NOT GET A HOME WITH THESES PPL . IF U WANT OUR HOUSE ITS AT 4922 ALDER BEND LANE RICHMOND TX 77469 CELL PHONE 469 647 **** . First of all, you should have double checked your mortgage to make sure your payments were fixed and could not be changed. This is a common issue and if you dont read the *** fine print then it's your own *** fault. Otherwise you should have filed a lawsuit for breach of contract.

Lies to Get Your Earnest Money

I got the distinct impression that the sales folks for this builder do not understand the business. They had me do all kinds of account, including my revolving accounts before even moving to the next level. Every time someone speaks to you, they say the exact same thing, as if they have all been programmed to say the exact same thing. The information and the company they use to score your credit gives incorrect data, showing things owed that are paid off, showing things that present, that have been removed, and they keep repeating the exact same thing over and over. Each person continues to do this, no matter what you tell them. I was told I prequalified, and that I was sold a lot, that I had given earnest money for, which is supposed to be held, but was rapidly cleared through my bank. Then I was told I did not qualify, to do more paying off, and do this, do that, etc., come back and try again. I am told my ratios look good, just do this and do that. So I do what is asked, and I go back and now my ratios don't look so good, and they are using a new credit report from the same company that give inaccurate information. But this is all they want to look at. Then I'm told do this, and do that, and at this point I am so frustrated, I say, no, I'm not doing another thing. Give me my money back. And although they willing took my money, they have the nerve to say to me, do you have a copy of the cleared check? Why the *** would I be walking around with that? Why do they need a copy of the cleared check, it the check didn't clear they would have been calling me... (right). This is incredibly asinine. So ask me if I received my money. No!! I now have to go to the bank, get a copy of the check that they have already cleared to show them that they have already cleared the check, in order to get my earnest money back. Simply asinine. I do not recommend this company to anyone who is buying a home, unless you want to get jerked around, and taken for a ride for no reason. It is a big waste of time, and you may lose your money.

There are qualifications to get the ball rolling so to speak, but if your credit is not all that great and they're trying to find a lender to accept your loan application, LGI will do what they have to in order to get you approved. Many people go in with screwed up credit scores, but your buying habits will paint a different picture to a load officer.

I was also told to do this and that, but LGI is not the only company I've had do this. They're doing what they can to get things looking good in your favor.

If you start smart mouthing them and give them an attitude, that's on you. I think people are too quick to blame and not put all the cards on the table to make it look as if they're the ones being victimized when the reality is that they didn't do their homework and have used up all their patience.

Same thing happened to me. In reading your comment I felt like was reliving the *** those LGI people put me through.

I even spoke witha regional manager who also lied through his teeth. I called the president of the company but the coward never anwered and never returned my calls. I have letters on this file. I recommend to any potential home buyer to stay away from LGI.

Banging away at 7 am

No matter how many times this company has had complaints, they continue to disrespect people. I know I have personally complaint about them starting work too early and I know my neighbors have also. So they tell us they won't start until 9am from now on. ***! So here I am complaining about the same ***. 7am woke up to a bunch of mother *** banging hammers in my back yard. SORRY *** COMPANY! If you have a choice at all, DO NOT live in one of their houses or even in a neighborhood where the build. LGI is no good at all.

I just checked out an LGI neighborhood and came here to check reviews because "if it sounds too good to be true, it probably is."

I worry about how they make everything seem so easy and no money down usually means big problems later.

That said...

Builders have NO control over what time daily construction begins or ends on homes. I worked in construction for several years. The actual building happens by contractors and sub contractors and there is essentially no communication between the developer and those who actually build the homes. Especially through the summer and fall work gets so backed up you have to start no later than 7, often complete jobs for 2-3 homes and rarely make it home before 9 pm. Complain all you want about construction noise but the work has to get done when there is time to do it. If you want a system where you'll not have the complaint about noise before 9am, you'll probably be looking at trading the complaint for homes taking over a year to build and probably much higher cost since the work time would be drastically limited the price for the work would triple.

This complaint has nothing to do with LGI homes and there is nothing the company can do to stop it from happening.

Builders do have control over hours worked by contractors and frequently impose restrictions for numerous reasons. In my neighborhood to minimize inconvenient for homeowners already living there, there was no construction that began before 8:00 in the morning and never before 10:00 am on Saturdays. Plus they finished no later than 6:00 every evening.

This is true for most City's and the contractor and crews can get a ticket from the police for breaking said laws, you just have to check with your city on start and end times then call the police. They know the times they just don't care.

Rude customer service

We went to the Crowley location and spoke with Jenny she told us about the credit repair and all and gave us paperwork to full out, our scores were not up to par and she came over to the table gave us our papers and card and said have a good day. Rude as *** and not even a come back when your credit is repaired. Pretty much told us to get out with out an words. Rude customer service with only speaking to her for 30 mins. I am very upset about the out come of the situation. Left the cards on the table and walked out pusses off. I would give her a 1 rating in customer service.

Started banging hammers at 6:45 Saturday morning

First, this is NOT my first complaint. The first time, LGI homes were building all around us and the guys would stare at me like I pissed them off by living and stared at my wife with respect. Came home one day and a couple of them had moved our basketball goal to the middle of out driveway. This time, my 2 young kids, my 2 dogs, and my wife and I were woken up by these rude, inconsiderate, *** started banging away with there hammers next door at 6:45 ON A SATURDAY MORNING!!! Sorry ***!! sorry sorry sorry *** mo fos!

It sounds like this person doesn't like to be around people and he should build his house out in the woods where no one can see him his wife or make noise. Cuz if you live in the city or in a community there is going to be noise. Like it or not

The way they explained it to us, they build a street a time to prevent disrupting streets that are finished. They just built the street behind ours.

The only noise that we noticed was when they poured the concrete foundations starting at around 5-6 AM. It wasn't loud, more of a droning sound, just unexpected.

The hammering and such didn't bother us, they need to finish their jobs.

For your basketball goal, the HOA covenant forbids basketball goals from being anywhere near the street and authorizes the HOA to actually remove it (section 3.32). It's supposed to be either in the back yard or up by your garage, they were doing a favor by just moving it out of the way.

Not to be rude but what did you expect the noise would be like when moving into a newly built neigborhood?

They are building the houses super fast, so the workers are building every day of the week.

The bright side to the noise issue is that due to the speed, they will be gone within the next week. Good luck and I hope that you enjoy your new home.

Sand Pit for Neighbor

I have lived in this subdivision very happily for over 4 years. I am very pleased with the construction of my home. However, I feel that new prospective buyers should know that a sand pit is being built just 10 feet from the fences of existing homes. Construction began two weeks ago and the dust and noise is horrible. You cannot sit on your patio. State and County can't prevent the constuction and opertion of the sand pit. LGI and the HOA don't want to support the existing homeowners in asking for dust and noise reduction. I have a $130K mortgage and a sand pit for a neighbor. Aren't I lucky?

The sandpit backs up to Waterlilly View Lane. The front of the sandpit faces Koeblen Road. I agree with the below complaint - the dust and noise are terrible - not to mention the mounds of dirt that are now taller than our fences.

If it wasnt for Tony and the credit repair program we would still be renting. We were also lucky to get a large lot.

Very poor taste

My husband and I made an appointment, showed up and was seated at a table near office, where we overheard a young man who we later found out goes by the name of Keller, repeatedly making very offensive jokes. He was in a big office off to the side. but his voice was so loud we could easily hear him. We chose not to buy. We certainly felt like a person like him would welcome us.It took him some time to come out to the table to even greet us . After his so called jokes we understood why !

i work for a lender and a word of advise is when buying a home always ask 1. how much or what % is the down payment

3. is there an association & if so ask for their rules and guideline book.

4.

if there is an association always ask for their CC&R's (covenant, conditions & restrictions)

5. ask what property taxes are to be paid and by what county.
