Thank you so much for this. My husband and I are in the process of getting a home through LGI and after reading reviews from the actual location I started getting cold feet. This is our first home and we have two little ones I have to think about.

Has anyone else noticed the multiple negative comments from this same "little old lady"? They are all worded differently, but say the exact same thing with the exact same misspellings. Seems quite odd to me.

#810585

the anonymous one talking about the little old lady is out of line wow, talking about her spelling she may not even be able to see I know how you all treat your grand parents and if they are not living its a blessing, wow, talking about her ignorance I see all of your ignorance, unkindness,no understanding, selfishness, arrogance some of these people sound like LGI employees to me, however age has nothing to do with no one wanting to buy your home, or mold in your house and you don't know what kind of contract she signed and they may not be obligating, age has nothing to do with not being respected. However you all will be old one day if your lucky and don't die before the age of 70 and with yawl's behavior, I don't know if you will make and if you do don't forget these comments you all have made today, don't ever forget becasue karma is a ***.

none of you all have any home training don't put your loved ones in a nursing home, because you guys are cursing everyone in your family who is old because the same way your treating this little old lady is the same way they will treat your loved ones Karma is a ***, you have no home training talking about the elderly as such.

:zzz :grin :p you show no mercy you have none.. :grin :x I was raised in Houston, true natives of Houstons are not cold harted hateful people.

Really people??? Now there are more than a few of us out there who are actually searching for "legit" complaints. I'm sorry "little old lady"; but in all honesty, not really because as old as you are, you should have known better. For peaks sake people you've purchased a home, not a stained shirt at Old Navy that you can return!!! Your negative opinions and just plain ignorance for not fully evaluating the neighborhood or what have you prior to entering into a "long-term" obligation should really be kept to yourself; because in the end, it's no one's fault but your own that you chose to enter into an agreement lasting at least 20yrs.

I mean really how the *** is LGI responsible for the stupidity of other people? Quite frankly from what I've been reading, those with the complaints are the only idiots! The majority of you can't even spell!!! We're talking home ownership here, so being that technology is advanced as it today I there should definitely be no excuse for grammatical errors t I read one post with a lady mentioning she was a teacher and her husband like a general manager or whatever, and she couldn't even spell(my 8yr old can spell better)! What is that??? The fault is your own; yet you are posting bull *** donkey based on your own ignorance then people like me who are actually being smart, using common sense, and researching before we make a major purchase like BUYING A HOME are being misled and most likely missing out on an opportunity because of your ignorance.

Then you "complainers" have the audacity to mention how you could have done better...my thoughts...then YOU SHOULD HAVE!!!!

I am just grateful that I can think for myself regardless of these biased and foolish posts to say the least. There was one reply that stated "God gives signs" and reading the posts changed their mind. I surely hope not!!

With that being said, I shouldn't have to state the obvious that in the end only YOU signed the dotted line, and your mistake may be someone else's blessing that you are hindering with your nonsense. I am highly confident that LGI Homes didn't hold a gun to your head or force you to sign against your will!!! Point blank...stop publicly blaming your irresponsibility for the choices you made with this company because it results in your bull *** misleading others.

In addition, if it was so much of an issue that required such immediate attention, you such have taken it to reporters or the national association of realtors, or even the BBB. Remind you though, once a home is purchased, its exactly that, and the responsibility falls on you (the one who signed the papers)!!! So in actuality you should blame the inspectors...no wait...because its not their fault either. The mortgage wasn't theirs to sign.

In the end, its NOT a rental or a lease so its on YOU to make sure all T's are crossed and the I's are dotted. Don't shut down other's hopes of home ownership because you OBVIOUSLY weren't intelligent enough to not be locked in the situation you're in. Okay, I'm done!!

:roll I live here in AZ. Most of the "Affordable so-called LIE-G-HOMES" are in the middle of nowhere. The homes have cheap cabinetry, unleveled floors which have gaps.

They are extremely small but advertised as family friendly. The bedrooms look like baby nurseries, travertine kitchen floor, poorly leveled foundations and poor looking ceiling with shagged carpeting throughout. The master baths look like a guest bathroom no vanities in second baths. They throw a slab of radioactive granite counter tops to attract the *** who doesn't have knowledge about keeping a family healthy from hazardous materials.

Who would want to raise a family with small children in a house with these problems not to speak of the shagged carpeting in the high traffic areas. EWWWW!!!

Well, I guess that makes my decision for me. I have an appointment to see Magma Ranch out near Florence on the 5th...

but given your statement here, I am cancelling the appointment. Guess I shall rent for a while longer, if not permanently.

Thank you for this post regarding AZ. :sigh

it sounds like they dont know how to do the numbers like a real underwriter.. they need to factor dept to income & verify employment and credit score.

i bet they did a quick excel doc figure instead of factoring everything from your credit report. i have seen some people do short cuts like that and in the big picture some get denied when it gets to the bank and then the ones that get approve well its not their real time income.

so make sure you see the factors they gave the bank prior to submission.

And they won’t even let you look at the home without running your credit! Say you only need a 640 for no down USDA loan and the $1000 is holding money.

We found we could get a bigger , better house new or not with less money and same programs with only 10 more points on our credit. Which meant paying bills with that $1000 instead of giving it to LGI

I've been reading these posts, and if nothing, it actually makes me more interested in working with LGI (and no, I am not an employee). None of these complaints are significant, and most only show the ignorance of the poster.

I bought a house about 12 years ago from KB Homes and went through this process. After living in the house, I became ill, and lost my job and the house. It was heartbreaking. I'm finally at a point where I can look at buying again, and what LGI offers is fair and good for people who have had problems.

But it takes work on your part too. You need to follow their instructions on fixing your credit problems. They are not out to cheat you, but they can't do the work for you. Secondly, these are not half million dollar homes.

Don't expect that. And don't whine that you are a little old lady who is sick and they took advantage of you. Puhleeze. I am looking forward to working with LGI, or whomever I end up going with.

But most of these complaints and assumptions are just plain silly.

Grow up. Adults own homes.

I looked there once. The price on the homes themselves...the 1 story 3+2's were ok for the area.

You essentially trade nice and new for cheap rental grade everything inside vs older homes with better stuff. This is strictly before considering all the neighborhood comments. You here plenty of things are fine and that it's ghetto. Just the fact there is so much bad stuff around, you have to acknowledge at the very least, things aren't as they typically appear with a quick look.

Even if the neighborhood was great...the big turn off to me is the amount you pay BEYOND the home itself. Taxes are on the high side, HOA is high (I think $75/mo these days), MUD tax on top of the high property taxes, etc. It was over $600/mo for that stuff alone! Then if you want to be properly insured w/ windstorm and all, there is another nearly $300.

Of course your gunna pay about that for insurance on a similar place anywhere in the area, but you When it comes down to it, you can find better homes that cost a little more up front that arent in a MUD area but spend literally HALF as much for the property+MUD taxes + HOA. I would have been a cash buyer so I dunno how they bake that stuff into a mortgage, but buying a home outright and still having to pay nearly $1k a month was a huge turnoff when you can find good housing elsewhere in the area with taxes and hoa (if applicable) for $250-500/mo.

I have lived here since 2011 and I have had a few neighbors on my street leave but the neighbors on both sides and across the street have not changed. We are like a small little family.

We tend to mind our business and look out for each other. We enjoy parties and holidays together and our kids all play together. For the most part it is always quiet until the summer when all of the kids are out playing; which isn't a big deal.

We have since made some home improvements. These are great starter homes.

I just purchased a home in Mallard Crossing/Hockley Area, and my experience was wonderful. Everyone moved swiftly and purposely to get me into my new home.

I would definitely recommend the Mallard Crossing Community, as they were so helpful and informed. I was just going to look and ended up buying!!!!

I love my new home and all the ammenities. I'm not sure about LGI's other communities, so I cannot voice an opinion, however if they are anything like the Reps at Mallard Crossing, you won't be disapointed.

LGI Cutting corners.

I bought my home with LGI in October, I did a thurough check in the house, did checks on the windows, lights, floors, cabinets, etcetera. I found a couple things that were done extremely quickly and poorly. Recently, after my waranty exipred, one of my doors began to not close properly, my dish washer won't work properly, the sink and shower in one of my bathrooms won't work properly. Upon re-inspection, the hinges on the doors (yes ALL the doors) were set back in the frame... and instead of using 3 skrews per hinge to secure the door to the stud that holds the frame, they spackled over them to keep them in place. So now I have to break free the hinges and secure them properly, replace the pipes that lead to the sink in the bathroom, replace the tub in the same bathroom, replace the dishwasher, and the list just keeps going on and on and on. Also its worth mentioning that the lights are only secured by one skrew. I would NOT recommend LGI homes to any perspective home buyer.

How diverse is this community? What could the possible median income appear to be?

Is this more of a young family community? Is this a high crime area?
