Post a follow-up review in a year. It's all sunshine and lollipops to get you to buy a home, but when it starts to fall apart (and it will), things will be different.

Pay attention to the details.

I looked there once. The price on the homes themselves...the 1 story 3+2's were ok for the area. You essentially trade nice and new for cheap rental grade everything inside vs older homes with better stuff. This is strictly before considering all the neighborhood comments. You here plenty of things are fine and that it's ghetto. Just the fact there is so much bad stuff around, you have to acknowledge at the very least, things aren't as they typically appear with a quick look. Even if the neighborhood was great...the big turn off to me is the amount you pay BEYOND the home itself. Taxes are on the high side, HOA is high (I think $75/mo these days), MUD tax on top of the high property taxes, etc. It was over $600/mo for that stuff alone! Then if you want to be properly insured w/ windstorm and all, there is another nearly $300. Of course your gunna pay about that for insurance on a similar place anywhere in the area, but you When it comes down to it, you can find better homes that cost a little more up front that arent in a MUD area but spend literally HALF as much for the property+MUD taxes + HOA. I would have been a cash buyer so I dunno how they bake that stuff into a mortgage, but buying a home outright and still having to pay nearly $1k a month was a huge turnoff when you can find good housing elsewhere in the area with taxes and hoa (if applicable) for $250-500/mo.

I made an appointment to tour your homes in Lavergne Tennessee I was being forced to have someone pull my credit after I told them I had already had my credit pulled I had already been pre-approved and the guy said to me before he even knew what I was approved for you can't afford it so I will not show you the property I was devastated I felt like he only said that to me because I was a single black woman purchasing a home then he called me right after that as I was driving in my car and apologized I never felt so humiliated Sad

Wow can’t believe the call from the manager

So like most we are a first time buyer. We seen the sign on I 35 and we stopped and looked. The homes are nice. We where looking for a open floor plan we did not see one. We did not like that the laundry room was upstairs. Also they wanted 1000 dollars to take the home off the market. Ok so that’s not bad. So we went and looked at the other builders in the area and found the home plan we wanted. Great all good. So the difference in the two are.1. 500 dollars down. 2. Sod in the back yard. 3. Washer and dryer already in the home. 4. Same area. 5 they worked with us on every thing. NOW for the call. The manager called and asked if he could do anything to help us get in to a home. I informed him we bought from his competitor and he the went off on what a hunk of junk we just bought. And how we would be sorry we bought from them and the house would be falling apart in a year. He then told me to stop the other loan and come buy there home. This went on for 10 minutes of him telling me I bought a pice of *** his words.

1) Poorly ran HOA. And HOA covenant never fulfilled. LGI HOA is a scam. 2) Very poor record keeping. 3) They have been taking fees, which have gone up, not down as promised in the past five years and spending that fee money to fund "other things" like their property...

LGI homes should have a class action suit against them for poorly building homes and keeping earnest money. Not to mention raising HOA fees and not doing warranty work. None of these homes can resale after purchase because they won't pass an inspection.

We had an awesome experience

My husband and I were wanting to buy a home with LGI homes in Locust Grove,Ga. They have the best staff there and they work hard to help you get in a home! Unfortunately it didnt work at for us at this time so they kindly returned our earnest money to us and continue to have a relationship with us to get us approved in the future!!! I recommend this company 100%!!! Thank you Michelle and Eric for all your effort and hard work!!!

They Promised and it was a lie

We just bought a house from LGI and we were told that they were going to pay insurance and HOA for a year. Come to find out we got a bill the other day and I gave it to our sales rep and now he said in his own words they trained him wrong and it wasn't true. Now I am having to pay 500$ because they said they can't do anything about it! He been selling homes for 3+ years with LGI how did they train him wrong JS. But I suggest you keep looking for other homes because its BS!!

I will not!

I will stay as far away as possible. I do not want a poorly built house whose foundation isn't even intact, with water problems and damage and carpeting and flooring coming up, then have to pay HOA fees and insurance with the risk of it going up yearly.

I purchased a LGI home in Talise De Culebra and the same thing just happened to me. When I contacted the office all they keep telling me is that is not their policy and only cover to end of year and not the full 12 months from closing. I wish we could do something more about this.

Yes, I still get emails so that made me google to see if this occurred to anyone else and honestly I'm not surprised. I was also told $0 down before I got there and I made the appointment.

When I showed up the woman had a cold harsh none friendly tone and attempted to discourage me from moving forward. She told me about all the money I will need to put down, which wasn't a problem but she was not very welcoming and I could tell she did not want my business and I refused to give it to her and decided going elsewhere.

Drive for Lies

I called LGI and inquired about their rental ad they had advertised online. The lady said they have plenty of hones both 3 and 4 bedrooms available but they also like to get people into buying their own homes. I explained we were not ready to buy but definitely interested in renting for a few years first. DRIVE 40 MILES sit down and that chic says well i checked all of our rentals and we are all out. why waste my time. I dont have time to be blowing. Annoyed i politely got up and left.

Buyer Beware

I arrived early and felt like I was in a car dealership with the number of sales associates working. When the sales associate CB sat with me she told me they have a 6 step process that would not allow her to show me a home without pulling my credit (hard pull). I told her that I am looking and have not decided on a builder or location but she didn't care she wanted to pull my credit and sign a contract before I could see the home THEY felt best suited my needs and budget. I stood firm and said no to pulling my credit and she abruptly ended the conversation. Buyers do not be afraid to get up and walk out this seems shady to me. Needless to say LGI Homes will not be getting any of my business now or in the future.

It baffles me when I see reviews about how people hate the homes once they move in, but then say the salesperson was really nice. Of course they are nice, they want to get your money and then never hear from you again.

The hard pull is so that your credit will be lowered making it hard for you to look at other builders or existing homes.

This is extremely deceptive. They preach ethics, but know thing about it.

That means you have just had 2 hard pulls very close to each other? Why? Other home builders accept the pre-approval letter. You are obviously a LGI shill.

You are clearly an LGI salesperson. Even if you enter with a pre-approval letter proving that you qualify they will pull your credit.
