BEWARE - BE CAREFUL

Be VERY careful! They are very good at using tricky, deceitful wording when they are trying to sell you a home. Every month, something new pops up. For example, I was told that the HOA fees would be covered by LGI for the first year. Surprise! I got a bill in the mail from the HOA. But, wait. I thought LGI assured me that they would cover the HOA fee for the entire year? Wrong. They meant for the 2019 year. Guess when I signed my papers? December 27th, 2019. So they only covered THREE days of the HOA. Another funny thing, I was out of town for the holidays and wouldn't have been able to sign my papers until I returned on January 2nd; I didn't move into the home until January 3rd/4th because I didn't get back into town until January 2nd. They had me meet someone all the way in NY because they were insistent on having the papers signed before the 1st. I should have been firm and said "no." But I agreed, and they had a notary meet me in NY. Again, they did NOT specify they would pay for only the 2019 year. In fact, they used it as a selling point. "We'll pay the HOA fees for the year." Absolutely downright horrible and sneaky. And the manager even said, "Well, if someone signed in June, we would only pay for June up until the end of December" but then couldn't understand why I was upset about them shafting me for the entire year. 3 days??? Really? It's absolute BS. I saw another review that stated they tell you "yes" until you sign, then everything becomes "no" or "we're sorry you were given wrong information." This is definitely true. When I first came and looked through the *unfinished* house, I specifically asked if a washer and dryer was included (was told appliances were included, but not which ones). I was assured twice that, yes, they would be included. I had a friend with me and he repeated the question a 2nd time (for verification). Again, was told "yes." This changed after I signed the papers. Suddenly, "Oh, no. We don't have to provide those." Exact words. Then, I realized there are NO blinds on any of the windows, except the front. I said something, and was again told "We don't have to provide those." Odd, since other builders do provide these things. Also, there is this awful black spray paint on the front door that they promised to fix (paint) during the walkthrough. I have requested this twice, and yet it's still there. Again, I was given the affirmative "yes" BEFORE I signed, and then everything suddenly was "wrong information." I thought they were nice, but I should have realized it was all dishonesty to get a sale. Just be very careful when dealing with them, and get EVERYTHING spelled out simply so they can't be sneaky in the future. They are NOT transparent at all; you have to do your research and dig deeper into every aspect, as they will not be upfront until AFTER you sign papers (at which point, you're stuck). Make sure you do the walkthrough and get everything fixed BEFORE you sign papers.

Avoid at all Cost

I'm relocating to Dallas to be with my fiance. During my stay, we focused on looking for areas we wanted to live in and slim down our list of builders. Our research started online 2 weeks in advance and than we hit the streets. Our top picks were LGI, Bloomfield, and Lennar based off price, structure, and communities. Visiting LGI in person was alot different than all the builders we visited previously that day, (Lennar, Bloomfield, DR Horton, and Gehan.) I felt like I was buying a timeshare when visiting LGI. We just wanted to see model homes, layouts, design, and quality. Upon entering the LGI homes, we saw tables set up with multiple visitors filling out paperwork just to be able to talk to a salesman. We were told to have a sit and a salesmen will be right with us. As the salesman sat down we felt ambushed. Questions like: have we done a pre-approval, do we know our interest rate, do we want a one or two story, how many bedrooms, etc. We explained we are just here to look and get a feel for builders and their home design. Once hearing that, it was like the salesman was uninterested. He stated we can take a look around the office which is one of the model homes. We asked if there were any more, he pointed out there MAYBE 2 on the street behind the office and they MAYBE open. Unfortunately, they weren't open and we left feeling like we have made the right decision by bypassing this builder due to an unwelcoming, unhelpful, and dingy property and thank GOD because due to the reviews we lucked out. Seems like LGI is for people that are in a hurry to buy, don't have the best credit options, or don't do their research before buying. So, we have narrowed our search to Bloomfield and DR Horton where we received help with questions and more information we never thought we needed.

Child you didn't luck out. You went to the worst I mean the WORST Builder DR Horton.

if you buy a home from them you will have a crack crumbling new house. There are 1000's of bad reviews about DR Horton.

Everyone say to run don't walk. Good luck cause you are gonna need child.

I am leasing a home in the Palomino Ranch subdivision in Lamarque Tx these homes were built by LGI HOMES BUILDERS the manage by TRICON American Homes the first leasing home had major voltage feedback issues 8 Comcasts cable equipment destroyed the second home had numerous flaws and the have not been fixed to date. They are building new leasing homes on my street construction contractors are rude disrespectful in the leasing community 7 days a week loud amplifier speakers staying beyond the work hours havent got any sleep for months.

They don’t stand by their warranty

I’ve been complaining about the standing water in my yard since I moved in in July. We put down sod because we were told that wouldn’t have the water issue any longer. We’ve had standing water in our back yard for 26 days. The landscaper came in and redirected the water from the side of the house to the backyard.

IF YOU ARE A VETERAN GO ELSE WHERE I am warning all veterans and prospective homebuyers to not use LGI for a home builder, this company has been nothing but a nightmare. I moved into an LGI home with my wife and we thought it was our dream home. We were extremely happy until it came down to fixing problems using the work orders system. I would write work orders which would address small problems but only after calling numerous times would get fixed. When I put in a work order for my driveway I was ghosted. I started noticing flaking spots on my drive way in Oct of 18 so I placed a work order to have issue addressed, well I never got a call back. I had independent concrete contractor provide his professional opinion of my driveway. Sonny the contractor told me, “the concrete looked to be a bad mix, failed to put in the air entraining agent (or failed to order it with it), improperly floated it so much cement paste was brought to the surface, added water at the site to make it more workable, or failed to cure it correctly. The obvious sign there is a problem is the drive way is darker in color and noticeably different than all the other driveway throughout the neighborhood”. Sonny advised to have a core sample taken because he was sure with his 20 years of experience the concrete will be proven to be a bad pour and the drive way was built in haste with short cuts being used due to other concrete jobs (driveways) needing poured. I have contacted local companies to have the sample taken. I was wrong in my assumption. My neighborhood rocks, it the kind of place where people can kids can play in the street and trick or treat without worry. So, when walking and talking with neighbors, we found out some disturbing things. An LGI employee told the truth to a homeowner. LGI had an employee who was fired for not taking care of work orders. I was told Dale the foreman and oversaw the building and in charge of fixing problems was caught erasing work orders. My wife and I did our final inspection with Dale and after speaking to other neighbors, I started seeing a trend. Whenever you asked to place an item on the list to fix, Dale would haggle over the item which is consistent with many home buyers and troubling in hindsight. The work order which was placed was either erased or was never addressed. I also found out the one of my neighbors had the exact same issue where their driveway had what is called a bad pour. There was significant Spaulding for reasons beyond normal weathering. Well when the LGI management came to look at the issue I was willing to have a talk with management, but due to the loss of my father was unable to speak face to face. I placed two additional work orders once I came home to ensure the work orders would be addressed after calling the Vice President Jodi. My opinion of the conversation. The LGI management staff now knew the extent of a bad employee and will circle the wagons instead of standing by their product. So, in a classic diffusion of responsibility, I was directed to the new foreman Justin. Justin, called me, informed me he would have a team of people come out and look at my drive way. Once I called and confirmed when someone would come out, I only observed Justin by himself come out and briefly look at drive way. Justin was showing up was captured on my home security system. Justin who told me he would call me back with the results at the end of the day called me back then next morning and it was a response I had a feeling I was going to get after observing him on the camera system. Justin told me he wasn’t moving forward with the claim because he couldn’t find the previous work order that was placed over a year ago and suggested that I buy a concrete sealant. Then asked where do I work? I told him and his preplanned response is city I work in used “Chromag “(road salt) and the salt is falling off my vehicle. The entire metro area uses the same exact salt! My garage parking under that rationale would show a problem. There are parts of the drive way which my wife and I don’t drive on that are heavily spaulding. I am going to be forced into a civil suit, it’s not the money but the principal. Stand by your product. I hope whoever read this will go with another company. LGI will make promises they correct all mistakes, but it’s not true. Please consider using someone else, its not worth the hassle.

I looked at an LGI home in the springs. The staff was rude and unwilling to help with anything.

I think I dodge a bullet here.

I hope they didn't do the same thing to the foundation. Sounds like they are going to be paying out big money.

INVESTORS, and homeowners BEWARE! We were in constant communications with Dale (LGI’s closing manager for final walkthrough) since our closing walkthrough.

We gave what we thought was sufficient time for Dale to respond to our concerns, but every effort was a struggle. During our walkthrough, Dale said whatever problems were not on our check-off list to just type the problem into the community website, after we talked about the driveway. We informed Dale there was something wrong with the driveway during our walkthrough, but he assured us it would be fixed. Months passed and we did not hear from Dale.

So, we began to keep personal records of our correspondence (a few pictures attached below) in the event we would need personal references later. We posted the problems with our house on the website dedicated for warranty complaints. Our concerns seemed to be strategically addressed to the most remedial problems (e.g. sticky screen doors, but never patched the hole, glue on the outside of a window/skylight near the roof, garage lights seem to have electrical problems, and the lights on the front porch died shortly after we moved in, shower floor had holes inside the master bathroom, etc.

In May 2019 around Mother’s Day, Dale finally made his first appearance (since we closed Sept. 7, 2018) at our house to look at our complaints, because I sent him pictures of the damages poorly placed downspouts were causing in our basement, and to our cement paths in the front yard. We had our landscapers at our home finishing our backyard, tending to the dangerous and quickly degrading the 30-foot slopes which lead to the backyard.

The air conditioners were threatening to slide down the hill, but Dale informed us the problem was the homeowners’ issue to address. We did not have time to constantly conflict with Dale, but everything was a fight to address.

We had several snowstorms which eroded the already dangerous 30ft slopes, prior to having sufficient time to hire landscapers (we moved in during the winter months and we were told Dale would fix the slopes and secure the air conditioners). After talking to Dale on the phone prior to his visit May 2019, I thought it best if he spoke directly to our landscaper and sought his professional opinion. Dale vented to me on our phone call that people keep complaining about their house as a direct result of listening to their neighbors suggest that LGI Homes did not conduct business properly.

Furthermore, none of those people are professionals and he wished people would stop telling him what LGI Homes did wrong. I informed Dale I was sad to hear of his problems, and of his stereotype, then informed him that we have had several landscapers to come to our home, each giving their professional opinions. I also offered their services to him if he was backed up with his changing landscaper teams, so he could address our concerns when he arrived.

Note: One of our landscapers, Jose (has over 25 years of professional experience in landscaping). Derrick (our second hired landscaper whose father passed down the business to him) family’s landscaping business (and his family was in the military).

I digress to prove integrity.

In introducing Dale to Jose, Dale replied; “Why are all my concrete guys named Jose?” I continued on and asked Jose to explain what was going on with the driveway. Jose explained in great detail, the cement was not laid properly and how it should have been done. Dale continued to show no interest in speaking with Jose and agitated at the attempt. Jose and I excused ourselves at that point.

Dale and my husband continued to talk about the problems at the house. My husband (tried to cut the tension) mentioned it’s hot outside and he’s getting tanned before heading off to work, so he better head off to work. Dale said, “but you’re black.” Our driveway and pathway to our house, dead bushes and trees remained an issue. Therefore, we kept posting the problems on the warranty website.

Patrick (Dales replacement) recently came to our house, looked at the driveway and the vegetation issues in our front yard.

The landscaping contractors we hired were also at our house, ready and available to fix the problems (cement and vegetation issues).

Patrick said my husband and I may have caused the problems so he was not able to do anything about them, because my husband and I cannot prove we did not cause the damages. I informed Patrick that Dale said he marked the front yard cement issues etc. down during our walkthrough, and we put it in the warranty site as well. I also informed Patrick the problems seemed to be more of a fight to address than we can handle alone.

We may need to seek further counsel to have these issues addressed because providing proof of what Dale marked down would require legal assistance, because we do not have the ability to see who removed all our complaints, and what they have done with them (that is an internal LGI Homes company issue). I asked Patrick who should we speak to. Patrick said he would give us the contact to the president of the company, but we have yet to hear from Patrick and it has been about 3+ weeks.

LGI Homes "superior homebuilding and land acquisitions strategy" (from their investors presentation) seems sound in theory but leaves a great deal to be desired in practice at the consumers level. There is not a full-time CM on site as stated in your investor’s relation presentation.

The job sites were not clean, as our family with small children had the misfortune of discovering (we were informed the nails and wood would be removed before we moved in and it was not). After spending $400,000+ for our home, we still had to hire contractors to come and make our property safe, before our family was safe to walk in our own backyard. Due diligence also remained an issue after moving in, we discovered our kitchen sink was leaking (Dale replaced the faucet and the bottom wood panel of the cabinet, but did not do anything to the basement where the water leaked, or replace the insulation, etc.) After getting further familiar with our neighbors, they informed us their kitchen sink was also their first unavoidable issue after closing. The information regarding paying for HOA fee’s and easement maintenance could have been more transparent, and sales tactics seemed questionable as well.

Just to refresh you about the questionable sales tactics…Hugh Fitzpatrick was the salesman at the location we were relocating to. Hugh told us he could not sell us the house after taking our deposit. Yet, Hugh failed to dissuade us. So, he called our international third-party lender (Alex) and aggressively told him not to loan us the money for closing.

Alex was on a recorded line at the time and handed the concern over to upper management at their company. Alex was distraught and warned us about purchasing a home from a company with such sales tactics because it could be just the surface of problems, we may endure over the lifespan of living in one of the homes from such a builder. We are a peace-loving retired Navy family with a disabled veteran. We have 24 hr.

ADT surveillance cameras on & in the property and hired hands to handle various task such as landscaping and conflicts.

But others should be just as prepared when dealing with LGI Homes! Get a lawyer, keep email/text pictures of issues and correspondence with LGI Homes and the warranty website, and be ready to take off work to deal with everything!

Not resolved, they never reach out to me on my refund

LGI said they will take care of my current apartment lease so I signed the contract and paid $1000 down, now they are not doing anything about my lease and relating fees, the sales agent had the nerves to tell me I can setup a payment plan, so they are keeping my $1000. What kind of company would lie just to get the buyer to sign a contract.? LGI and others so be aware. This is my third review I posted about how LGI Homes lied to me about taking care of my current apartment lease, and every time I write one I get so mad, I never got ripped off before until my experience with LGI, I will say this, it will never happen again...listen learned...Home Buyers, please do your research and background check/reviews on builders, and make sure you get verbal agreement in writing and amend it to the contract agreement. I’m a first time buyer and new at this game of house hunting. I call it a game because these sales agents will say just about anything to get you to sign a contract and put money down. Be smart and do your best to find a good and honest agent that will go with you when viewing homes and contract review. This is a dream for you to have the perfect home, good luck. There’s more to my story but for now I will put this into the lord hands to handle. To all the dishonest agents, home builders and mortgage company’s, how can you sleep at night knowing that you have been dishonest and ripping people off?

Sis sorry that happened to you but everyone should know all builders LIE! You was so gullible to believe they will pay for your apt lease.

Even a blind man knows that is a lie. Well at least you only loss $1000 and not $230,000 like thousands of other customers who bought homes from LGI.

I made an appointment to tour your homes in Lavergne Tennessee I was being forced to have someone pull my credit after I told them I had already had my credit pulled I had already been pre-approved and the guy said to me before he even knew what I was approved for you can't afford it so I will not show you the property I was devastated I felt like he only said that to me because I was a single black woman purchasing a home then he called me right after that as I was driving in my car and apologized I never felt so humiliated Sad

Wow can’t believe the call from the manager

So like most we are a first time buyer. We seen the sign on I 35 and we stopped and looked. The homes are nice. We where looking for a open floor plan we did not see one. We did not like that the laundry room was upstairs. Also they wanted 1000 dollars to take the home off the market. Ok so that’s not bad. So we went and looked at the other builders in the area and found the home plan we wanted. Great all good. So the difference in the two are.1. 500 dollars down. 2. Sod in the back yard. 3. Washer and dryer already in the home. 4. Same area. 5 they worked with us on every thing. NOW for the call. The manager called and asked if he could do anything to help us get in to a home. I informed him we bought from his competitor and he the went off on what a hunk of junk we just bought. And how we would be sorry we bought from them and the house would be falling apart in a year. He then told me to stop the other loan and come buy there home. This went on for 10 minutes of him telling me I bought a pice of *** his words.

covenant never fulfilled. LGI HOA is a scam. 2) Very poor record keeping.

3) They have been taking fees, which have gone up, not down as promised in the past five years and spending that fee money to fund "other things" like their property managers at other communities while minimally providing for the HOA members at another community.

4) Not only this, but they DO NOT FULFILL the covenant they promise in contract.

LGI homes should have a class action suit against them for poorly building homes and keeping earnest money. Not to mention raising HOA fees and not doing warranty work. None of these homes can resale after purchase because they won't pass an inspection.

In Addition to many of the complaints, my neighbors and i watched the shoddy building with sub-standard building materials being constructed by a team ( to be precise) by illegal Mexican immigrants, who by the way - couldn't speak a lick of English, except for one building these homes in Berrys Ridge, Deland. ABSOLUTELY DISGRACEFUL!!!

Sadly, the new unsuspecting home buyers have had many post-construction issues/repairs, only to be delayed to be resolved!!! Sue, Sue, Sue...

10/10 would recommend if you want to experience misogyny.

We were treated as children and asked several times if our husbands knew we were there despite mentioning several times that they in fact knew, that we were there.

To top off the experience, we weren't even allowed to see the houses or tour them until our credit was ran, and we were "pre-qualified". Which is a negative hit.

My friend, who is quite seriously looking for homes, was even asked if her anniversary weekend in Wilmington was worth not saving 5k on a house. Our appointment was also cut short when another couple rolled up in a Mercedes.

We are all current home owners, we know and understand the process of buying and owning a home and yet these people were treating us like we were stupid and to come back later when our husbands were with us. Considering this first look was the deciding factor on whether we were going to bring our husbands back, I can assure you we will not be back for another appointment.

I arrived early and felt like I was in a car dealership with the number of sales associates working. When the sales associate CB sat with me she told me they have a 6 step process that would not allow her to show me a home without pulling my credit (hard pull). I told her that I am looking and have not decided on a builder or location but she didn't care she wanted to pull my credit and sign a contract before I could see the home THEY felt best suited my needs and budget. I stood firm and said no to pulling my credit and she abruptly ended the conversation. Buyers do not be afraid to get up and walk out this seems shady to me. Needless to say LGI Homes will not be getting any of my business now or in the future.

It baffles me when I see reviews about how people hate the homes once they move in, but then say the salesperson was really nice. Of course they are nice, they want to get your money and then never hear from you again.

The hard pull is so that your credit will be lowered making it hard for you to look at other builders or existing homes.

This is extremely deceptive. They preach ethics, but know thing about it.

That is 100% false. The credit pull to make sure you can qualify for the home. It is in their process to never show a customer a home they cannot afford.

It is actually 100% correct. Even if you go in with a pre-approval letter, they want to pull your credit again, and often don't let you know it is a hard pull.

That means you have just had 2 hard pulls very close to each other? Why? Other home builders accept the pre-approval letter. You are obviously a LGI shill.

Ethics & Integrity? I think not!

100% BS. Requiring a credit pull to simply view a home is unethical and any builder that requires it stay away from.

Just read all the reviews. Hundreds of complaints with no effort to address them.

You are clearly an LGI salesperson. Even if you enter with a pre-approval letter proving that you qualify they will pull your credit.

That gives you two hard pulls very close together.

They are deceptive. When someone gives you an hour long speech about how "ethical" they are, run!

NOT TRUE... where did you come up with that? There has to be a signed agreement allowing the credit to be pulled.

The sales guy was amazing, the finance people were great. However the house sucks.

It's been problem after problem with it. It comes with a year home warranty, but getting things fixed takes forever. The hot water heater didn't work when I moved in. The plumber finally came and showed me where it had shorted out because the electrician didn't attach the wire properly.

The downstairs toilet kept over flowing for months before it was fixed properly. There's *** in my kitchen floor that they covered with the fridge. You can see the building materials at the bottom of the house. The washer stopped working and when the electrician came out he showed me where the breaker was shorted out due to improper installation.

The kitchen floor isn't level, it has linoleum flooring and you can see the bumps and swirls of the concrete under it. The day the home warranty expired we had a wind storm and it dislodged a piece of siding so I put in a warranty claim. I was called and told it would not be fixed. Once I threatened them with the contractors board they came an fixed it.

It was not repaired correctly and comes out any time the wind blows.

The contractor over the warranty is not helpful or nice. I will never do business with this company again.

The staff fooled you, tricked you and you fell for it. The staff knows the houses are cheaply built and LGI does not stand behind the warranty. The staff seemed nice but they are trained sharks.
