While dealing with Larry from LGI Homes in La Marque, Texas, iur experience has not been pleasant. First of all our check in the amount of 1000.00 was forwarded on for processing before we were even approved. His take, the loan was approved, even though it was not, and never was. It took an entire month for us to be declined, but thats the fault if imortgage. We ssked to be kept informed, we had to continually call and try to get an update. The returned check fee I paid was 40.00 because we were assured it would not be cashed until the loan was approved. Very bad customer service on your part. Had I known the check was going to be cashed, ibwould have transferred funds.

Well the same thing here I went to the one in Glenn heights Texas and was told I was approve even put the sold sign in the front of the home and than they ask me for my thousand dollar check than came back and said the home was 1800 a month and said I could not be approved I am still trying to get my money back because they cash it.

We drove out to Elbert County, Colorado, which is unincorporated Elizabeth, Colorado---& we already knew our credit scores, etc. The "warm-up" took an awfully long time, & the salesperson evidently wasn't listening; the salesperson had an agenda to run through, & when shown the six steps to buying a home TODAY, we mentioned again our talking points, which included that we know our timeframe, our credit scores, & yes, we'd owned a home previously.

The salesperson hadn't even shown us a whiff or hint of an actual model home, so we balked at filling out a form for a credit pull: She assured us that it was NOT a "hard pull", & that for us to know EXACTLY what the breakdown was, she HAD TO DO IT---& separate forms, please. By doing so, she said we'd then tour a finished home ready for sale, & we'd have all the details...5 minutes later, she gave us copies of the credit pulls for each of us---& said, "Now don't allow anyone else to do this again until you're ready to buy..."---& that was it! No sheet filled out showing a sample or legitimate breakdown of local Elbert Co. taxes, etc., which we had been promised by doing the "soft" credit inquiry.

No model tour, either---nothing but flat diagrams like one can view on the Internet---no exterior shots whatsoever of a single house! Bottom line is this: They must get a bonus or something for getting us to do the credit pull! So we left & drove through the subdivision, which has been open since December, 2012: We noticed that very few people have finished their yards---most look like they have completely abandoned that concept! They can't afford to put in grass, trees, shrubs---& afford WATER to maintain anything!

No thank you! And yes, I'm filing a complaint with the Attorney General's Office here in CO if that "soft" credit inquiry turns out to be a hard pull, which means she lied to our faces!

Beware of LGI. They will give you a dog-n-pony show about how they are all about integrity and ethics and them proceed to do the complete opposite.

The manager in Elizabeth will lie to your face. Run as fast as you can from LGI.

Nothing has been resolved; this company continues to do business, barely under the description of "legal"---so glad we haven't been contacted by them in any way; we will steer clear of this company, & recommend that others do the same!

I purchased a brand new lgi home in the Villages at Bridgewater. Lakeland Florida. My dreams of owning a brand new home were rapidly turning into a nightmare. Initially things were great. Very friendly staff, we thought we were purchasing a quality home with a company who stands behind their product. It was not long before we found that not to be the case.

Our HVAC system had to be repaired 3 times in the first 3 months. Most of our neighbors had similar issues. We were told they have known issues with the units and yet they still use them.

Most of the tile had hairline cracks. It took almost 6 months and numerous calls to the VP of construction to get them to agree there was a problem. 8 months into owning the home the tile was finally replaced. Problem is it was the worse tile job I have ever seen. 6 weeks later they find ally agreed to do it over again. From there it was our worse nightmare. This time around the tile job was even worse then ever. And with each time they really tiled they left my home filthy and did not even offer to Clean it. They left mortar and grout on front and side lawns. House completely covered in dust, carpets stained and Laminate floors scratched and ruined.

Our granite counter tops are crooked and gaps on side of stove is off by over 1/4 inch from front to back and we were told that was normal. Dishwasher was crooked, cabinets scratched and finish coming off. Brand new appliances scratched. Door know on closet doors 6 inches to low. Took 4 months to get them to agree to fix that problem after telling me it was normal to be that way.

Hole in bedroom door for door closers, took close to month to get new door.

Once we closed, we never had the 30 day walk thru we were promised. We put work orders in and they were deleted without anything being fixed. They made appointments to come make repairs and never showed up and never called.

Water floods between the houses and does not drain, was told that would be addressed and corrected. 6 months later nothing done until we once again had to call VP of construction. Almost a year later they did half *** fix by adding more sod. Did not solve the problem but by now our 1 year warranty is up and we are screwed.

The project manager was super friendly when we first bought the home, but as soo as we found issues he totally ignored us and never acknowledged any of our Concerns. The Office manager wanted nothing to do with us once we closed. Their are numerous new home buyers in here with the very same complain st about horrible to non existent customer service after closing.

We were suppose to have a 1 year walk thru inspection, that never happen even though it was promised when we were looming to buy.

I just paid over 600 dollars today to have our HVAC serviced for the 4 the time and it has only been 4 hours and it is not working group again. We are only 2 months past our 1 year anniversary of purchasing our brand new home, and it was the worse experience of my life. I work very hard for my money and 180,000 is a lot of money. So I thought I was buying a quality home from a company that stood behind their homes . That is not at all what LGI does. My problem is not as much we had numerous things wrong guy with the brand new home. It was more with how LGI did not seem to care one bit about lifting a finger to make it right. I should never have had to take it so far to call the VP of construction and threaten to call the CEO Eric Lipar before they were willing to do anything to fix the problem.

LGI, if you read this you need to seriously improve your customer service after closing and improve your quality control when building. If you had simply been willing to take care of the issues from the start without me having to call the VP , I would have had nothing but good reviews for you. I don't judge you harshly because we had problems. I judge you harshly because you did little to nothing to try and make it right.

We had an 11am appointment. Waited an hr & 1/2 to get some other agent named Steven. He was nice while he showed the house, but became rude when we wanted to talk it over first. Then he had to nerve to tell us we wasted 3hrs of his time if we were looking for a lower price. If I didn't have my 5 year old with us, I would've cursed his *** out. I don't know who trained him but he would have more success if he wasn't rude. First time we've left an agency pissed off!

Horrible company- no one communicates to each other. They do not own up to their mistakes, instead they try to pass the blame. Always say "we understand you are frustrated and we want to resolve the issue" but never do. They over promise what they are offering. By the time we were a few weeks away from moving, they told us our close date would be a month and a half later. If we had to do it over again we never would have gone with LGI.

Resolved: LGI Homes-terrible contracts, terrible people, and terrible homes

We were recently were shopping for a new home in Gastonia(North Carolina) development that had recently sprung up. Most of the homes were under construction but some were completed so we got a tour of the of the homes that were finished.

The homes were being sold as is, but were still in a attractive price range. So we decided to sign the contract on one of the homes, which the sales representative so kindly explained to us. However, what he failed to mention is the policy on refunding the earnest money that you initially put down on a home. Turns out the policy is anti-buyer for in, the contract you only have five days to get approved for a home loan and have the money ready from the date you sign the contract.

Needless to say this is a extremely short window to acquire a bank willing to loan the money let alone be approved in a timely manner. DO NOT make the same mistake we and think LGI Homes is a good faith realty company they will steal your money and refuse to give it back.

LGI Homes are thieves!

Bought a home in February. Besides having 3 electrical problems the tiles on the roof cracked and I can't get them to do a decent repair job so there's holes in the roof. The house is 6 months old.

In Lakeland ,Bridgewater Paul Disiglio or whatever told my realtor he was vice President...told him we did a short sale and bankruptcy it will be 2 years to told us no problem because we put the house in the bankruptcy he pre qualified us to buy USDA or Florida Bond back in Feb this yr.can buy from them two years from that date. They have in house lending he says.EASY SPEASY...GREAT!!! ALL EXCITED.Even buying out our lease to move sooner then it was...up in Oct..When I started telling people they told me that LGI was wrong that it's 3 years from the time you do a short sale or a bankruptcy I talked to a couple banks went to KB Homes they put me on the phone with their Banker talk to someone over at the USDA somebody in the State Department of Florida...but LGI insisted 2 yrs.. So we decided to check their other locations in CapeCoral (talk about Dummies) ,Tampa and Brooksville.
NOW just let me say after several calls with people saying it takes 3 years to buy a home here in Florida if you did a bankruptcy or short sale I called Paul back in Lakeland he said let me check something and he said "Oh you know what it just changed yesterday you can't buy USDA" you have to wait 3 years... I'm like hello...duh...
SOOO Dave (Another one, well it was supposed to be Matt in Brooksville... I talked to him at length 2 or 3 times before we came in that particular Sunday but he wasn't there he didn't come in that day). homes were cheaper there by ten thousand dollars and there were no CCD fees plus they sold USDA so we decided that's where our new home would be...come June.I was still a little skeptical about this 2 year 3 year waiting. So I talked to the manager there and we made an appointment to come in so I can get prequalified again.So I talk to the manager there, made an appointment to come in again to get pre qualified, she,VICTORIA said,the lender will be there VP of LGI bla bla.a couple days before appointment Dave the salesman called and wanted my husband to write a letter as to why he retired 4 years ago.No one ever asked or said anything about that before after some bikkering I said fine went ahead and wrote up the letter and brought that with us with all our paperwork. Everyone was CUMBAYA hugging and SAYING THEY LOVE US my personality and telling jokes and in the mean time lender looked at all our stuff and said we were prequalified everything was a go. AGAIN ON A CLOUD. Had to wait only about 3 more weeks to bring in all our paperwork and get going for June was 2 year date.
I called a few days before a Sunday to make a time and Victoria was busy so they said she'd call me back.I'll never forget my husband and I were in the car she called back and came in on the speaker hands free and said that remember when you guys were here and you were pre qualified well I thought I better double check with our senior underwriter just TO BE SURE and she said YOU CANT GET THE LOAN IT HAS TO BE 3 YRS FROM DATE OF SHORT SALE WHICH IS DEC 2016.IM LILE SCREW LGI AND THE HORSES THEY ALL RIDE IN ON. WHAT A BUNCH OF JERKS

All those lender overlays and regulations are so pesky and inconvenient when you have a BK or short sale or foreclosure. They are in place so the system does not collapse again.

Despite all your research and information you had about the 3 year wait, you still tried to proceed. Who is really the ***?

My Husband and I were looking into buying our fist home. We've been working on our credit and got it up in good standing over the last few years. They wouldn't let us see a home until they ran our credit. They ran our credit and gave us the green light for any home we wanted, my Husband is a contract work and makes more then enough. We get to pick out our home, place the for sale sign in the yard and over the next few weeks watch as it's being built. When we go in to sign all the papers, the loan officer basically laughs us out of her office saying "no way would they ever give a contract worker a loan and to find a 'real' job if we ever wanted to own our own home" I was crushed. After all they made us go through, giving us a pre approval even when they knew all along about his working situation. Even when we went back in to pick up our down payment check they guy told my husband that he needed to find a real job... Don't buy from them. Don't even go into look. They will just disappoint you.

Wow, Me and my husband are looking for homes we saw their flyer thought to look into it online...I am glad I read the reviews...But I feel for you what they did to you both is horrible and extremely unprofessional. I worked as a leasing agent and assistant manager in several apartments properties and we constantly run peoples credit but not ever in my life have we ever say something like that, in fact that would get us in so much trouble we would have been fired.

If I were you I would complain to their corporate office and tell them what happened.

I am surprised they hire those type of people they should never let them run peoples credit. That loser guy should have not ran your credit in the first place if he knew about your job situation.

I drove three-hour to view a home example (open house ). I was given paper work and a brief tour in a book and the gentleman took my information walked off and left me sitting at a table for minutes while he talked to another family ,then came back said that out business was done and that I was lucky to have a VA Mortgage and moreover i didn't have or make enough money to live in these homes!

I a single woman an ive purchased a home in Killeen, texas i receive Social security and Va disability and have a side job cleaning and i manage my bills just fine .I never got a real your of the home just a sorry you came all this way for nothing!

I'm a good and decent hard-working individual it was No need to disrespect or embarrass me in front of other potential clients ....i was so embarrassed i cried on my way out of the door and he said i hope you understand ! I don't want to pull the race card but do you suppose he said those things because i was black ????

LGI Homes are discriminating against African Americans or just women. I had the same problem.

I called spoke to a representative over the phone and made an appointment. Asked a few questions to make sure this wasn’t a blank trip. I noticed they have a $0 down program. I figured it was a first time homeowner program.

Being this is not my first rodeo; I called to verify because I still qualify because it has been over 3 years since I was a home owner “on paper”. I asked many questions and the gentleman said “come on out we’re going to take care of you”. I drove a hour and thirty minutes to reach the subdivision. When I arrived, the Rep asked me did I have a realtor?

I said yes. I filled out the information slip. He sat me at a table. He walked away then came back and started informing me about the home owning process and fixed interest rates.

Which, I didn’t ask for. I never notated how much I make and he never asked. He ask how much I wanted to pay a month and I notated the amount of the floor plan I liked on the website. He then tells me in order for me to get a house I would need $60,000 down.

After he said I qualify for the program. He takes a sheet of paper out and starts writing & explaining that a $1100 morgage is going to cost me $1600. I already see and hear the BS, so I said ok. Then he goes on to try to discourage me from attempting to purchase an older home because of problems I will run into.

Then asked do you have any model homes to view because I would like to get a feel of the space in the floor plan. He flickered his hand over to the window slightly pointing out the window (this was a I don’t want to be bothered with you any longer gestures). Saying “We have some homes under construction in different stages. You’re welcome to go look at them.” I ask do you have any subdivisions in any other areas where I can see the floor plans.

He said, “no, not really; you shouldn’t bother yourself.” He then got up and showed me the door.

And took all the paperwork back with his estimates. I was the last person to walk through the door and the first out the door.

No, it has nothing to do with the fact that you are black. I am a realtor, and went into a sales office in Wimauma Florida to preview for my client.

I have never seen or met such an unprofessional, fast talking, pushy salesperson, actually he was the sales manager, and might add that he made any hard core used car salesperson seem like a choir boy.

I am so glad that I did not have my client with me, because I would have been embarrassed as to what she may have thought of my professionalism and bad decision regarding my choice of home builder. I will never step foot in that office again, plus I will suggest to my clients to look elsewhere.

Listen up. Although the writer used the phrase "pull the race card," she obviously wasn't highlighting racial issues as the focus her review.

This veteran's experience may have indeed been influenced by the color of her skin, and that is all that was alluded. Shame on ya'll for focusing on her willingness to share that information with those of us who may indeed face discrimination not on our income or credit worthiness, but because of our appearance.

Was he wrong yes..and he probably has a habit of saying things like that to others..you have nothing to compare it too..he said nothing about your race...he said you were lucky to have a VA mortgage but you didn't make enough money to afford their homes..how is that racist?!?

It's not. rude yes...but not racist.

Those who immediately throw the race card to me are the racists...your mind immediately goes there before seeing any other reasons why...makes me wonder if your mind is narrow and focused on that one reason.." OH! It's because I'm black..." 9/10 times that's not the reason.

They are in Georgia now making their stops. Listed as in one city while they are in a whole different county.

Location listed on website is different than where they have the home. I called and he said it's 20 minutes from the location listed, but it's a different city and even county.

That alone was not right and then was mentioning a ranch and want me to come this weekend. They still sound as used car salesman tactics.
