The staff fooled you, tricked you and you fell for it. The staff knows the houses are cheaply built and LGI does not stand behind the warranty. The staff seemed nice but they are trained sharks.

Something Shady

I went into an LGI sales office today to look at house I saw on realtor.com that I felt was priced well. I wanted the guy to show me the house, and he was trying to slow me down and ask a bunch of questions, saying he likes to get to know people before he shows a house. I’m like, I like the price, I just want to see the actual house. The sales guy wanted to be in control of the terms of me viewing their house, so i left. He wanted to be able to run game on me first. See ya!

Of course, their shady to the "9s" I'm contacting the Florida Attorney General. They have NO BUSINESS experience in anything related to ETHICAL HOA transactions or home building and selling.

They had 9 illegal aliens building homes in DeL and a year ago. Their HOA is is in "breach of contract" and they have the nerve to demand an increase in their fees. There NOT getting anything!!!

They fail to provide for fulfillment of HOA covenant. Looking to file class action suit.

Stay far away from Zack at LGI

Just about the most unprofessional company I almost worked with! If someone named Zach contacts you, do not do business with this disrespectful man or he will treat you terrible. I live in Kentucky, baby on the way, and was looking for a nice subdivision to move into. A sales manager named Zach contacted me and was overly nice, asked me what type of car I drove I guess to make sure I had money, and set an appointment I told him that I was not 100% sure would work because I expect to be in town but of course having a family things are always crazy. So I asked him twice for a week day appointment and each time he had an excuse for why it wasn’t possible. Well, my appointment time came and I did not hear from him. He texted me the next week and said hey I didn’t hear from you and proceeded to say the incorrect date and time... unorganized for sure. So he called me on a week day and I said actually I’m in town and we are looking at a few places today I’d love to come by! He gave me another excuse why he couldn’t, and when I proceeded to say well if we don’t find anything I will let you know! And he LAUGHED AND HUNG UP ON ME! I was in shock and disgusted. The most unprofessional guy I’ve ever talked to trying to sell a home to say the least. So I texted him and asked if he meant to hang up and have not heard from him since. So disrespectful and so unprofessional!

your salesperson was following the script he was given... they ask about the car as a distraction tactic..

it means nothing.

they only want people to come on weekends to create a crowd because they want clients to both feel like 'everyone is doing it' & 'you'll miss out because someone else will buy the last one' It is a well thought out plan to manipulate people emotionally ... because the houses are overpriced and poorly built.

High Pressure Sales

We had to sign documents three different times, the payment kept going up and then I was sent loan docs to sign. No one explained what the docs were. Then they pulled my wife off the loan, but kept telling me my score was too low. I said I've had enough and want our $1,000 back. I was told no because I cancelled after I was approved. The loan docs were not signed, the loan never went to underwriting, a survey and appraisal were never done. Run and do not sign anything and do not give them any money! When I told LGI I was done they kept telling just to come in and talk. I did not need any more sales pitches, I just wanted my hard earned money back. Then they try to put me on a guilt trip for not buying. It was high pressure from the moment we stepped in. My payment was going to be over $630 more than what I was currently paying for rent. Run and do not buy!!

I finally received a call back from Stacey Conley as well as the Manager Michael for the location. I found out our earnest money was requested back to us an an expedite that I never actually requested.

I wantes to calm down first. This lady Donna just lies and misrepresents the LGI Homes brand.

I am going in to meet with Michael and see if there is a way to get back on track to get our home but I never intend to see Donna again. What she did to me is just treacherous!

Dealership type tactics/ *** customer service

Came across LGI due to their flyers. Before viewing a home, you must go through their entire process, which took an hour. This process included your prompted answers to their questions, a HARD CREDIT pull, and a tour of the neighborhood. I mentioned I was single and not interested in the family amenities but was required to see all before a home. At the first home, I was shown what my payment would be...no other numbers. We then toured a house I had no interest in. The next house I was again shown my payment without all fees released and asked if I could handle the payment just as a dealership tries without stating interest rates. I was then asked to sign a document stating I was going to buy this home and told the money i needed to put down needed to be given within a week. He was shocked when I hesitated and then tried other tactics to get me to commit. After research, I found out LGI's preferred lender was charging a full 1% higher than my lenders. I told my rep I was not happy and it was dishonest to not release interest rates. His response was "I am sorry you felt this way. Don't ever question my integrity, I do NOT lie. We moved in 157 families last year and did lie to one of them" (not a typo and was written exactly as received).

Very Dissatisfied With Their Service! Rude & disrespectful Staff Too!

I had an out of state buyer come down 2.5 months ago who ended up not qualifying for the home that she was trying to buy. However, she only needed two pay stubs from work because she had been on leave. That would have alleviated the matter. I had to leave out of town at the time, and I trusted that LGI would take good care of her. However, Naim, the onsite Agent wrote an offer with my client, didn't include me in it. This is very unethical. My buyer informed me that my name wasn't mentioned anywhere in the contract! Naim tried to cut me out of the transaction. I did what he asked. I sent over my registration form with my name on it. I spoke with him before hand so he knew my situation. Fast forward to now? Well, she is back in town and wrote another offer with me on a property. She was well qualified to buy. They lost a customer. They also lost a Broker Partner. They refused to return my buyer's earnest money back and she had to actually fly back in to get it. So she shows up in person to get it. Now all of sudden, they are soooo apologetic after I was hung up on and disrespected by the office Manager Rachel several times. I wouldn't send a dog to this place! I now understand why I see so many negative reviews! They need to get themselves together, not only for them, but for the general public and other Agents and Brokers who the are supposed to be cooperating with. This is the 2nd negative encounter with the company. So I am going to have to stop dealing with them. I can't send my customers any place where I can't even be respected and the customers are completely walked on! My buyer shouldn't have to fly in from California just to get her earnest money back! This is a terrible company to deal with! Stay away from them. You will not have a positive experience working with them!

Well, as far as Nasdaq numbers are, they seem to be doing VERY well as far as growth numbers go.. And from a business owner standpoint (if they have preferred lenders) I can see why they would want to pull your credit before possibly wasting hours hours with someone.

Hmmm... It was a truly a pleasure to work with the client Denise Carter.

Can’t say the same for this realtor. There were some hurdles (appraisal fell 16k short on VA). Only other option was FHA. It was understood shortly after the switch that we couldn’t use AHA (down payment assistance) for your client.

Not my fault, talk to AHA. Your client agreed to pay the 3.5% required by FHA and that was it. The 1000k deposit did go toward closing costs as agreed when she signed the contract day 1. Why, because the builder LGI takes care of all the other closing costs AND prepaids.

And guess what, SHE CLOSED and called me VERY HAPPY, thanking me for not giving up on the deal. If you as the realtor were more knowledgeable about your role in this transaction and stayed in your lane, then this would have been a much smoother process for the client and myself.
