LGI prefers to maximize profits rather than customer satisfication. Everything is cheap, and nothing is real.

the countertops fake, the cabinets fake white cheap, and not many. the lighting is the worst, the linoleum scuffs easily. NO GUTTERS? the house will shift within the first three months.

nothing in the house is level. This is only the start. A garage door without an opener. Closet doors falling off the tracks.

This is what happens when you build a house with wetbacks. NO SKILLS AT ALL. just Labor. All this land that they have and they only build on 3000 sq ft lots come on?

Property taxes low. Untill they finish the developement. Remember they didnt tell you that.

The taxes are low now because the subdevelopement isnt finished yet. Later we will go into 4% when everything is finished.

Honestly I went today I was pleased the person was very polite and were waiting on a response I think its really rude of certain people to criticize other ethnics which has nothing to do with the houses there workers like everyone else and the just work with they are given so with that said I've done my research and I'm going to go with an opened mind when it comes to actually seeing the houses and I will update to let the public know my experience :zzz

Mexicans, blacks, Chinese, and whites (We the People) are all being used no matter the color by all facets of society. It’s not the trades that build the houses that are at fault but the owners and managers of said companies.

Some owners (stock holders) truly want to build a great product at an affordable price which is great in theory; however it usually doesn’t get disseminated down to the employees. Too many times mangers fail to see the reality of this vision which is nothing more than the paper it’s written on. What they hear between the quality and keeping the customer first is the importance and life blood of the bottom line. It is about meeting deadlines and obtaining the next bank draw no matter the cost.

It is the same about closings: Do and promise whatever it takes to get that house closed! Once they close it no longer our problem and good luck getting anyone back to do repairs.

Don’t especially trust ‘Houston Home Builders’ when I hear a lot of rhetoric and quoting legalities. You yourself might be a good decent builder at heart but the reality with 90%+ of our current economic crises stemming from real estate, bankers, and wall street where everyone was out for themselves.

I believe in free enterprise just not at the expense of others. Do what you promise and do it with honor.

So stop the groveling and take responsibility for ourselves! Stop believing that people like LGI is going to take care of you and build the best house ever.

If you’re having your home built within the low or high end of the market – MAKE SURE YOU ARE OUT ON SITE CHECKING IT EVERY DAY!

It’s your money and for those who say “I’m too busy” – pay an independent contractor to do it for you or stay within the resale market. Plenty of foreclosures going around even from Houston Home Builders!

Dont be racially sensitive. When your house falls apart you know where the labor comes from.

Ive already had foundation cracks driveway cracks, ac failure, doors dragging from settling, and flooring bubble up. 130,000 for all this is a joke. The warranty is up.

Have you had your filter put in your ac? Some people have too find out with a 300$ light bill.

The original post here was obviously made by someone who is not all too familiar with hoome construction, residential transactions or their responsibilities. It is easy to blame the selling party for the due diligence the buyer should have doone but did not or chose not to do.

The racial slur is evident that this poster just wants to hurt, not settle a problle. Not one time does the poster make any inference or statement as to any action taken by them to get these problems rectified. All you need do is call the warranty repair office to fix those pesky nothing problems. I cannot believe that the whole house is not level.

Door falling out of track in a clost usually means the doors are not being operated properly or may need just a minor adjustment. A garage door without an opener installed is quite normal and did the buyer ask the simple question of whether a garage door opener wasapart of the deal....nope! The homes being built on 3000sq. ft lots, what do you expect a 10 acre ranch?

Again did you asl about the lot sizes before buying.....NOPE! Finally a ridiculous remark is made about LGI homes being sold at forced auction for some amount much less than the original selling price has been played over and over again across America by all builders, previous home owners and yes in a lot of cases they are sold at a fraction of their original cost. Doesn't take a math whiz to figure this out nor does it take a macro economist to understand why.

To all who may read the first post and or this post, please ignore the first post, it was written in agner, without factual information and without any degree of accuracy or detail. You want to buy a home, shop, find what you want or where you would like to live and then, do your homework and ask questions.

There is no sale, no committment no hard feelings if you back out at anytime due to concerns you may have over any home, Waiting until after closing to complain, welp that's too late! Good Luck!!

Went to check out one of LGI's communities a few days ago and I agree with most that you get what you pay for in life. The properties are nice and we had a lady that was straight forward with us about everything including the bad.

And when someone is that generous you have a better chance of making a sound choice . But "Madein" You cancelled out your entire complaint with your ignorant racist remarks. Whatever personal vendetta you have against other races other than yours dont belong on this site. If your mad because of Illegal citizens..

I know little of LGI until I got their flyer in the mail today. I found this website and am disgusted by the ignorance.

I had purchased a 200K home in Pearland that had quite a few issues (Lenmar) and a 300K home in Virginia that also had issues.

Please stop being ignorant people, construction problems can and will occur and as others have mentioned, I think Mexicans do a fine job considering the *** products they're provided. Not being a *** here, but if you're not happy with "wetbacks" building it, there are many books that teach you how to build your own home so stop complaining and start reading.

okay guys, foreclosures happen because YOU don't pay your mortgage. Or YOU bought more house than you can afford. It's not any companies fault that you *** off more than you can chew.

Secondly,houses fall apart when you don't take care of them. If you are staight out of an apartment, my guess is that you don't know alot about basic home repair. Any home needs care and basic commom sense.

Taxes go up. It's a fact. Every home owner every where pays more each year. I hate it. You hate it. But it's a fact. If you can't deal, stay in your apartment.

Also, You get what you pay for. if you want to get into a home for nothing down and low payments don't expect granite counter tops and huge yards.

And last of all, racial slurrs show your ignorance. the color of ones skin has nothing to do with his construction skills.

I have been reciveing the flyers for a long time. I knew it is to good to be true.

This company targets on people with a low credit score, which is someone in every race. So whatever class of people they are still human and deserve to purchase a home weither it is built by a white, black, or Hispanic person, futher more I belive that whom ever built the house, built from skills not the color of thier skin.Let's take the time to see who's running this schem.

Actually I'm in the Air Force and I'm stationed at Lackland AFB. Just because someone had something good to say about these people doesn't mean they are an employee.

I just happen to have more good than bad to say about LGI and what they do. I also have more respect for individuals and their ethnicity than to bad mouth them. I think if you have a complaint and something you want others to know, or warn them about, then thats what you need to say and refrain from being derogatory towards individuals. It's not cool and you dont come across as a badass.

The only reason I came back to this site to look is cause i knew someone who was bitter would comment back. This is'nt facebook or myspace. Leave your complaint and let it go. It's called constructive criticism.

And i know your going to want to comment back, but dont waste your time, cause I wont be back to look. By the way I'm white and believe in equality, you should give it a try sometime.

Whitey everyone knows your an employee now. Good job on speaking on your companies behalf, but you suck.

These homes go into foreclosure and sell for way cheaper. almost 2/3 the original price. The low taxes only last until the next tax season when they are raised up out of control.

Everones mortgage here is 2-300 more than last year. No your company doesnt fix anything they are supposed too.

Well, me and my wife decided to look into LGI and it all sounded to good to be true, but after looking through canyon crossing in san antonio and stopping to talk to many residents i wasn't so worried. We looked through all models that LGI offers and found one we liked and got to pick our lot.

The house is just like any other new house out there. The countertops are very nice, and yes i know there fake, real marble is very expensive. The garage door doesn't have an opener, but the door is insulated which is a plus for summer and winter. The house comes with all appliances (except a microwave), and all the appliances are kenmore.

Every house has an upgraded manifold water system and upgraded master bathroom. The bathroom comes with a separate garden tub and stand up shower with a huge walk in closet. Every house comes with a six ft. privacy fenced in yard.

There is linoleum in the entrance and all wet areas, which is cheap, but also cheap to fix. Every house comes with a pest control system as well. All the houses have ridge venting as well as outside vents for the attic all the way around the house, which keep the attic much cooler. I also noticed, while looking in the attic, that they use 2x8's instead of your traditional 2x4 or 2x6.

These houses overall we thought were very well built. Yes someone who is less priveleged than the buyer was the laborer that built the house, but thats just how it is. If your going to complain so much then build the house yourself. Those individuals are doing what they can to make a living for their families just like you and I.

And every house has to be inspected and there are stringent laws that go with that as well, so they must be doin something right, and if its rejected they obviously fix it. Just because the laborers are not as priveleged as you are doesnt mean you have the right to undermind the quality of work they can provide. This site is for consumers looking for helpful facts to make an informed and educated decision on a product.

If there was something legitimately something wrong with LGI homes then it should be written out in an informed manor, not in the form of a racial bash. Lastly, doing a final walk through before closing or better yet knowing what your buying might help you out.

They dont know how a car seat works for their children, and by the way the reason your taxes are 5k a year here because of them. So the county says.

First, learn how to spell, seeing that you were made in the USA, I guess you didn't receive a the first rate USA education.

Second, your comment about wetbacks. Well, let's see it's not the wetbacks fault who built the house. It is the company who is probably run by an American who was too cheap to buy the right materials. So don't be a *** and blame the wetbacks, blame the cheap-*** American company that you love so much who decided to *** over with cheap materials and cheap labor.

If you are so American, maybe you should go back to school and get an education and learn how a business works.
