I bought my house in January in Jarrell. Oscar was very nice and helpful.
The house is made poorly, already have a 8 inch crack in the ceiling, paint is super cheap you can't even while the walls off with out haiving to paint bc the paint comes off.
No grass in the back yard and the bathroom tube up stairs drains really slow. If I knew these things abiht this home O would have never purchased.

My house is splitting in two and the gap is widening. I have a huge widening crack running in the middle of my house from outside to inside to outside again. The gap is about .3 inches currently but in some areas it's around .5 inches. The gap is also on my walls and ceiling and the walls and ceiling gaps are widening as well.
I am 9 years into this house and the house is about to fall apart and nobody wants to fix it and own up to the warranty. Thursday, tomorrow, I have a lawyer meeting at 5pm central time. If y'all would prefer to not deal with lawyers I would reach out to me before then - 210-663-****.
Also, I have been in talks with possibly doing a news segment and I will continue to reach out and blast yall through social media until my house is fixed because this is unacceptable. I am a special education teacher, my husband is a veteran, and I'm autistic - we don't have money to buy a house and then fix it due to cruddy building.

I am a local real estate agent, my job is to help home buyers through the process. Most of the new home communities are welcoming for buyer's agents to bring their buyers and help them through the process.
However, the atmosphere with LGI was one that was met with the same sales tactics you would find with "time-share" scams. I scheduled to show my client the LGI homes, I have been a buyer's agent for over 20 years and typically will schedule with the builder's model home agent, which we work together to help home buyers through the process as a team, however, once I arrived at the LGI community, I was greeted with a form to sign my client in with, reading further in the form, it was clear that what they try to do is to keep the buyer's agent out of the process...I understand WHY they do that now. They don't want the buyer to have an outside person to give them insight as to what is true and what is BS. We were put through a seminar for about 2 hours.
Typically, in a professional setting where we schedule to take buyers to a new home community, either the agent is prepared to show us what we asked to see OR they give us access to the homes. In this case, they kept us at a table asking numerous questions, almost insinuating that they didn't think that my client was qualified. Then walked us through unnecessary / useless information and basically just a stall tactic. They didn't want to show us any homes "unless" they could pull my cclient's credit, which we had already come prepared with a preAPPROVAL letter.
She still gave them the info they requested and we sat through another hour of the stall tactic / presentation, when finally, there were 3 tables of people sitting in the same area before they finally decided it was time to show us the FIRST home...they take us to a 3 bedroom home...by client has 6 kids and asked to see a 4 bedroom minimum...but we agreed to "go with the program and see the 3 bedroom. We are in the family room, with the new home sales agent, when her "manager" walks in to "tag along" it began to feel like a skit, a sales tactic. He began to say that there were others interested in the home that we were in (that we were not interested in any way) another couple comes along to view the home, he quickly points out that they will be joining us to see the same home, then he wasted MORE of our time, asking about financing before they would show us the 4 bedroom that she requested to see. It was completely UNPROFESSIONAL to discuss and ask someone about financing in front of other people who were also touring a home.
First, it is unprofessional and RUDE to have additional people touring the home at the same time especially when you had an appointment 2 hours earlier. Long story short, my client became agitated...2 hours wasted just wanting to see a 4 bedroom home, they knew that we had several communities left to view and continued to waste our time.
We never got to see the 4 bedroom but seeing these reviews, looks like my buyer was saved by a BAD buy... Have a buyer's agent to help you through the process AND stay away from LGI...there is a REASON that they don't want buyers to use FREE representation of a buyer's agent.

Preferred solution: Change their tactics of doing business, be legit like most home builders are and open to being honest and allowing buyers to have free buyers representation without the hassle.

Poor workmanship
My husband and I purchase an LGI home in 2021. The kitchen and bathroom lights has to get replace because the lights keep fallen out of the ceiling.
The tile in the kitchen and family room floors has to be replace also. In 2021 I made several calls to LGI and informed them of the problems they always say everything is fine not so. The tile is lifting. I have problems with the shower and informed them sometime ago and I was told no problem with floors and lights.
I had many problems with my air conditioner and when I called I was told they can not help me. My husband passed away and I am left with a house that was made poorly.

I get it.. businesses have a bottom line - profit.
But LGI salespeople have a way of pressuring you into a contract on day 1. They make it sound way too good to say no. Well, i fell for it. Some things were kind of fishy to me..
for one, my closing costs were down to the penny of what i had in my savings account. I got to reading reviews and my intuition was screaming at me- i decided to go in a different direction very quickly. They made it very difficult to cancel and kept trying to pull heartstrings- on top of it all, they wouldnt refund my deposit.
For a company that labels themselves ethical, they sure dont act like it. I dont regret it as i would have lost A LOT more if i went through with the house (according to other reviews).

Shoddy construction and workmanship.
Shoddy work. Several years ago, we had to have the tile floor replaced because of shoddy work.
More recently, we had major plumbing issues because of Poor plumbing installation. now I have to have the master bathroom shower redone because of mold issues, and we discovered that there was no shower pan ever installed in the bathroom, which explains why we had leaking problems into the walk in closet.
These major issues would need to be addressed before buying an LGI home.

User's recommendation: Several years ago, we had to have the tall floors redone because of Shoddy workmanship. There are major cracks in the concrete throughout the house. We had to redo the foundation as we discovered a couple of areas did not have footers installed when the foundation was built. We had to have our plumbing completely redone because of quality work with the plumbers causing leakage. Before you buy an LGI home, be very cautious!

Apparently, your website will not allow me to express the extent of my displeasure. Let me just say, then, that none of my attempts to speak to a live representative of your company has yet met with any success.
Nothing in the literature provided at closing informs me of the appropriate steps to initiate a warranty claims process.
Neither, as noted, has anyone yet responded to my several failed attempts at telephone communication. At this time, then, I find I can award no stars to your system.

As a warning to others about these homes. Cheap isn't just the price.
I purchased a new LGI home some time ago in northern Florida and it is the worst home I have ever bought - and I have built five other brand new homes from other builders as well.
For starters, you have to sign off on the yard as being completely satisfactory for being level and proper drainage and that the sod is in good condition before you even get a chance to fully experience the yard like you would by mowing it. And they specifically exempt the yard from warranty after you sign that which has to be done BEFORE you close.
My yard?
Everything from all the other yards would drain into my yard. I basically have a lake in my backyard every time it rains.
Next up is the paint. My house was built with James Hardee cement board siding which requires a specific paint and primer process otherwise the acidity of the cement board bleeds through which it most certainly did, and in less than a year my dark brown house was nearly white due to fade.
Which then led to really exposing the poor job of installing the siding as you could see very distinguishable black MOLD lines where they did not seal the siding joints to prevent that.
On to the electrical. Code specifies that wiring is REQUIRED to be clamped no further than 12" from the outlet or junction box, with no more than 8" protruding from the outlet box.
NONE of the wiring in this house was clamped - ANYWHERE.
When I went to change lighting from the super cheap single 60W unit they install that does not even light the room, I was able to keep pulling several feet of wiring from the outlet box, and none of it was secured.
Went into the attic and confirmed that none of the conduit wiring is secured anywhere.
Now for the HVAC system.
Florida law requires builders to properly size the HVAC system for the climate zones here along with size of the house.
The one I purchased is 1846 sq ft and in no climate region within the United States does the HVAC calculation guidelines specify a 2.5 ton (30,000 Btu) unit for this size home.
Based on minimum proper load calculations, the minimum for this size house is a 3.5 ton, (42,000 Btu) unit.
Checking with the neighbors in this community, LGI used the SAME HVAC units no matter which house or size built, from the 1250 sq ft 3 br home on up to the 1846 sq ft 4 br home which I have.
As a result, I have been spending a significantly higher amount for electricity as this system cannot keep this house cool in out hot summers, nor does it heat it when the temps get into the 30's as it occasionally does here in north Florida during winter.
Next issue was the foundation. The concrete foundation wasn't even close to level with significant dips and humps throughout the house, causing the cheap plastic laminate flooring to continually peel.
I finally replaced that laminate with porcelain tile, which caused the discovery of the fact the second bathroom toilet was not sealed and leaking, and they put a heavy bead of caulk around the base to keep it flooding the room.
But since it wasn't sealed, the insides were full of mold and nasty waste due to the leaking.
Why was it not sealed? The foundation was not high enough to cover the drain pipe from the toilet, which caused a round hump in the middle so they just installed it with shims to level the toilet and then caulked to keep it from flooding the room.
Interior construction is also poor unless you happen to like crooked walls that you don't even need a level or square to see how bad they are.
Entry door sills that are intended for interior doors such as a garage service door so if you decide to install a storm door you need to add an extension to the sill in order for the storm door to seal.

Sorry to send an email like this but me and my wife are disappointed that the future of getting a home at the El Tesoro most likely won't happen. We went in there and spoke to a person called Leon Rendon.
We told him our situation and he pulled a hard credit report ( not sure why a hard one since this will possibly hurt us ). We also had 20% to put down. My credit was what he now says on the phone needs to be a 620 and that is not what he said when he produced the 559 one. Which I see online as 606.
My wife's credit and employment were fine. So, he says I can go get a job and produce 4 paychecks and come back in and we can work something out. Because I had more questions, I called him and then sent him more information in an email. Thats how I got his email address.
I then went there when I had no response and he said that me and my wife had to come together and to make an appointment. So, I had gathered more documents and sent an email with a question as to what time would work for him to meet. No response. I then sent an email asking if he received my emails and nothing.
So, in a phone call today he said yes, he did receive my emails and now I need to work for 6 months and get my score up to a 620. So, I was shocked to hear this as because of his comments I started a new Job on Monday 09/25. So, me and my wife are thinking we are on our way to getting a new home in the most perfect location for us, which is El Tesoro. His customer service skill lack skill.
His statements to us on what he said we need were not true. So now we are disappointed and now what. The place we wanted and me getting a job was based on his recommendation. My brain says I am tired of people taking advantage of us.
I want to just come and picket the place and tell everyone what happened. I want to post everywhere what happened to us. We are more than just a number for a salesperson to take advantage of. I told him I was going to write someone higher, and he said go ahead.

Unfortunately bought an lgi in deland. Closed in Dec of 2017.
It's only 6 years old and falling apart. Needs all new floors doors and windows. All the plumbing is brittle and needs to be replaced. Didn't put gfi's near the sinks, just regular plugs, which have all died and need to be replaced.
One bedroom wall leaks water at the floor when it rains. The cabinets are made from Chinese wood that's used to build hen houses. There's cracks in my shower wall. All bathroom fixtures and toilets had to be replaced.
Had to replace kitchen sink faucet and all the kitchen appliances. Thermostat didn't last long. The screens are the cheapest pieces of crap ever made. About 20 cracks from roof to ground on the outside walls.
Can't hang pictures or curtains because the walls can't hold them in. The ac unit has broken down twice, which is very expensive. This piece of *** house Is literally falling down around us. They put in the cabinets vanities and toilets before the flooring, and didn't caulk anything, leaving gaps between.
The wiring is our biggest concern. I worry we're going to burn to death cuz this *** catches fire while we're sleeping, I doubt the fire alarms will work. At a year old, in 2019, we needed over 30k in work. Now it's 2023, and it literally needs to be gutted to the studs (if there even are any)
Run don't walk from lgi.

I had a very bad experience with LGI in Orlando Florida. They are unprofessional and disrespectful with the whole process.
My closing never happened after 5 months process and frustration. My credit score higher than 750, all documentation provided.
They postpone so many times due to their own incompetence. I decided to give up after reviews and verification with their homeowners.

Question about my home
I'm trying to reach the builder for 1 whole week now and still haven't I have a leak in my garage that my home warranty can't cover because it's a builder situation and I can't get in touch with no one help me please

Well say, I currently rent a home from there two years ago tried to purchase one. I’m glad I got to rent this house before buying.
If you are a true BUYER’S agent the biggest sin here is you not steering them away from LGI and the other 95% of builders that produce cheap garbage houses.
I didn't know about them until now. So of course I won't bring any buyers there along with DR Horton and Kerley Family....the list grows on and on.
She is totally steering them away. Get lost
